Document Collection
1–3 daysBased on your program, you'll provide one of the following — not all of them. The documentation required depends entirely on which program you qualify under.
File Submission & Underwriting
5–7 business daysWe package your complete file and submit to underwriting. Non-QM underwriting typically returns an initial decision within 5–7 business days. We manage the process and communicate any conditions that need to be addressed.

Appraisal & Conditions
1–2 weeksThe property is appraised and any underwriting conditions are cleared. We coordinate directly with the appraiser, title company, and your real estate agent or attorney so you don't have to manage multiple vendors.
Most condition packages are resolved within a few business days.
Closing
Day 20–30Sign your closing documents at the title company. Funds are disbursed. You own the property. Most TaxFlex™ loans close within 20–30 days of application — comparable to conventional loan timelines.
Refinances and investment purchases often move faster.
